Are you familiar with The Homeownership Down Payment assistance Program?
This Program helps eligible families earning less than 80% of the area's median income buy a home.

Qualified applicants can earn a 0% interest loan to help their down payment. You don’t have to make monthly payments; the loan is repaid when:
* Your first mortage ends
* You sell the home, or
* The home becomes a rental property
Check out the requirements to see if you qualify!

Property must:
* Be located in the Jacksonville City limits
* Be new construction only
* Meet standards of City's minimum housing code (pass a city inspection)
* Be a single family, condo, townhouse, or FHA approved modular home
* Be maintained as the buyer's principal residence

Applicant must:
* Not currently own a home
* Have net worth not over $15,000
* Have a good credit history for the past 12 months
* Have at least one year of stable employment or income
* Complete Homebuyers Education Course
* Meet HUD household income limits

✨ 𝗪𝗲 𝘄𝗲𝗿𝗲 𝗵𝗮𝘃𝗶𝗻𝗴 𝘀𝘂𝗰𝗵 𝗮 𝗴𝗿𝗲𝗮𝘁 𝗰𝗼𝗻𝘃𝗲𝗿𝘀𝗮𝘁𝗶𝗼𝗻 𝘁𝗵𝗮𝘁 𝘄𝗲 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗲𝗹𝘆 𝗳𝗼𝗿𝗴𝗼𝘁 𝘁𝗼 𝘁𝗮𝗸𝗲 𝗮 𝗽𝗶𝗰𝘁𝘂𝗿𝗲 𝘁𝗼𝗴𝗲𝘁𝗵𝗲𝗿! 😂

But Susan sent Milo and me home with these adorable Marine Federal Credit Union boxes filled with “emergency essentials.”

And by emergency essentials, I mean 𝘀𝗻𝗮𝗰𝗸𝘀 𝗮𝗻𝗱 𝗮 𝘁𝘂𝗺𝗯𝗹𝗲𝗿, because apparently she already understands that 𝗥𝗘𝗔𝗟𝗧𝗢𝗥𝗦® are always on the go and basically thrive on snacks. 😂🏡

💙 Susan is truly such a sweetheart, and our lunch at Cracker Barrel was 𝗶𝗻𝗳𝗼𝗿𝗺𝗮𝘁𝗶𝘃𝗲, to say the least.

I loved learning more about her 𝗶𝗻𝗰𝗿𝗲𝗱𝗶𝗯𝗹𝗲 𝟰𝟮-𝘆𝗲𝗮𝗿 𝗵𝗶𝘀𝘁𝗼𝗿𝘆 in the industry. That kind of experience is seriously impressive, and I absorbed so much from our conversation.

I absolutely love seeing programs designed to support the heroes we simply could not live without.

What impressed me most about Susan, though, was her genuine desire to help people.

She has an extensive network of resources, and the way her mind works is amazing. As soon as she hears someone’s needs, she immediately starts connecting them with the right people and resources.

As most of you know, I passed my North Carolina Real Estate Broker exam, and now I’m officially in that next step of getting everything in place to begin this new chapter the right way.

One of the next big pieces is joining the local board/MLS, and my goal for the Jacksonville board fee is $1,025.

I want to be super clear:

𝗜 𝗮𝗺 𝗻𝗼𝘁 𝗽𝗼𝘀𝘁𝗶𝗻𝗴 𝘁𝗵𝗶𝘀 𝗯𝗲𝗰𝗮𝘂𝘀𝗲 𝗜 𝗲𝘅𝗽𝗲𝗰𝘁 𝗮𝗻𝘆𝗼𝗻𝗲 𝘁𝗼 𝗽𝗮𝘆 𝗺𝘆 𝘄𝗮𝘆.

I will absolutely be Dashing, Sparking, working, selling from my on-hand inventory, and doing everything I can to reach this goal myself.

But I also know I have a community that has cheered me on through school, the exam, sobriety, business pivots, and every “what’s next?” moment in between.

So I’m putting it out there with honesty and gratitude. 💛
