Not ONE, but TWO price reductions today. Here are 4 reasons why your home may not be selling in a snap, in todays market climate!
#1: Price - more often than not, price is directly related to why your home may not be selling, in any market, not just this one. If you’ve made the repairs, done your honey do list, staged the home, cleaned the home, and gotten your professional marketing, and you have little to no showing traffic, consult with your agent and discuss an appropriate reduction in price.
#2: Location - Some locations in Columbus (both proper, and greater) are simply more desirable than others, for a multitude of reasons. Whether those reasons be proximity to grocery stores and other major retailers, A-rated school districts, major employers, crime/safety, walkability etc the list goes on! This is something to consider when you begin to think about listing your home, and what you are attempting to list it for.
#3: Condition - Your homes condition does matter these days, even if 2019-2021 led you to believe otherwise. With the holidays approaching, interest rates (still historically low) at 7.65%, and home prices continuing to appreciate due to development and population growth, buyers are no longer interested in overpaying for homes with clear concerns. Have your mechanicals inspected and at minimum serviced, and pay attention to the details. That’s what matters. Prep the wood trim before you paint it, keep your cut lines crisp, ensure all cabinets shut flush, and hardware on doors is secure. Clean the windows, inside and out, and clean the gutters too. Focus on cleaning up your landscaping and other small projects to add value and keep buyers eyes on the prize.
#4: Market - I saved the worst for last. The market. As I had previous referenced, rates are up, and home prices are climbing. It’s undeniable that the market has been difficult to navigate for a few years now. If it’s not one thing (low rates, insane competition) it’s another (high rates + high home values = unaffordable housing). You must be patient as a seller in this market & think like a buyer.

As a both a buyers agent, and a listing agent, I understand how hard it is for buyers to compete in this market climate.
In 2019/2020 buyers were struggling to even make it to a showing, before a home was in contract. If they did make it, they were up against cash offers, strong conventional offers, multiple offers, appraisal gaps, waiving critical contingencies put in place to protect them. It was madness.
Fast forward, sellers are seeing properties sit on market for 14, 21, 30+ days with no showings, and no offers. Why is this? Buyers are now tasked with combatting rates. Homes they were trying to buy 1-3 years ago, are no longer attainable. Rate hikes lead to increased mortgage payments, tax hikes lead to increased mortgage payments, the list goes on.
Yes, we can surely explain to our buyer clients that rates are variable, and they may be able to consider a refinance in the future, but that doesn’t make a home more affordable on a monthly basis, today. Buyers are looking in more affordable price points to make their dreams of homeownership a reality in this uncertain financial market, and that means homes like 359 Heil Dr. are experiencing a much more limited pool of buyers who can qualify for them, let alone afford them.
Sellers be patient, be diligent, be practical and listen to your buyer feedback, and act on it. It looks like it may be your turn to put in the work! 🔐
