WHY THIS MATTERS TO TRI-LAKES 🌲
The proposed Buc-ee’s near I-25 & County Line Road would be a large regional travel center, with plans including roughly 74,000–77,000 sq. ft., 120 fueling positions and up to 828 parking spaces.
Community and local officials have raised concerns about:
🚗 Traffic & safety — Potential impacts to County Line Road, Beacon Lite Road, Highway 105, I-25 and Downtown Monument, along with increased demands on emergency services.
💧 Water — Community reporting has cited estimates of approximately 1.3 million gallons of water per month.
🦌 Wildlife & open space — Concerns about habitat, wildlife movement and impacts to surrounding open-space areas.
🌙 Light & noise — The project is planned to operate 24/7, with approximately 320 light fixtures and a 100-foot sign.
⚖️ Land use & public process — The Town of Monument has supported El Paso County’s determination that the proposal does not fit the existing neighborhood-serving C-1 definition and has called for appropriate land-use review.
For many Tri-Lakes residents, this is about what kind of growth fits our community and how decisions affecting us are made.
💙 100% of raffle proceeds will be donated to TPI to help fund attorney fees and legal expenses related to the Buc-ee’s matter.
